South Tower
Pennzoil Place
When the trapezoidal silhouette of Pennzoil Place broke the Houston skyline, it made headlines across the country, heralding a bold, new post-modern style. Designed by the celebrated architectural team of Phillip Johnson and John Burgee, Pennzoil Place contains 36 and 34 story towers of dark bronze-tinted glass, posed in dramatic counterpoint on the block bounded by Capitol, Rusk, Milam, and Louisiana streets.
At the ground level, a 115-foot-high glass-covered plaza connects the two towers and provides an inviting public space filled with sunlight and lush landscaping. A great court lobby adjacent to the plaza contains convenient banking facilities and three banks of elevators that provide, fast efficient service to the office floors above. One service and two penthouse elevators also serve each tower. Elevators and escalators connect directly to downtown Houston’s tunnel system with its full range of restaurants, postal, and express mail services, news stands, and specialty shops.
Building parking facilities can accommodate 550 cars, with approximately 15,000 additional spaces located within a three-block radius of the towers. Pennzoil Place interior spaces feature 9-foot ceilings; solid core, full-height teak doors with polished chrome hardware; 12″ x 12″ concealed spline acoustical ceiling tile; mini-blinds and standard commercial carpet. All elevator lobbies are clad in granite. Restrooms feature the same granite on the counter tops of mirrored vanities.
The building’s operating efficiency is assured by tinted floor-to-ceiling dual-pane glass, which minimizes heat loss and gain. A sophisticated air conditioning system – with 23 individually controlled thermostats and two air handling units per floor – affords maximum tenant comfort and control. Lighting is provided by efficient fluorescent fixtures recessed in parabolic lenses.
Parking $200 unreserved, and $260 reserved.
Overtime AC rate for the building is $15.00/air handler/hour (2 per floor).
This building was awarded an Energy Star label in 2007, 2008, and 2009 for its operating efficiency.
In 2011, this building was awarded LEED certification at the Gold level by the U.S. Green Building Council.
