Grand Parkway Extension Opens Up Houston Leasing Opportunities
Looking for that perfect place to move your office space? Well it’s your lucky day. Recent road development in Houston has created outstanding prospects for office space. Construction began in summer 2013 on a 38-mile segment of State Highway 99 which will connect from Highway 290 to U.S. 59 North. This last extension of the Grand Parkway transportation loop will connect the outer suburbs from Katy through The Woodlands to Kingwood, opening up a huge quantity of new Houston office space opportunities. Capital Realty Group is here to give you an update on what the Grand Parkway Extension means for the Houston commercial real estate market.
Development Deals in the Works
Construction of the Grand Parkway Extension has opened up a whole new section of previously unreachable land in northwest Houston for development. In the past year, some major real estate deals were completed to secure Grand Parkway as the “game changer for Houston real estate” predicted by industry experts. These include a slew of new residential communities, some mixed-use projects, a new hospital, and—most importantly—an array of brand new office buildings.
Let’s take a look at some specific development plans:
- Insite Realty LP and Urban Construction Southwest Inc. are developing Grandway West, a new office building containing five Class A buildings with a total of 788,000 square feet.
- Freeway Properties, based in Houston, began construction on Katy Ranch Offices, one of the first mid-rise office buildings west of the Grand Parkway located in Katy.
- Tomball Economic Development Corp. broke ground on 97.5 acres north of the Grand Parkway Extension to become the Tomball Business and Technology Park.
As you can see, the word is out and development is booming as a result of the Grand Parkway Extension. There is no better time than now to get into a new Houston office space, and Capital Realty Group will help you find the space that is right for you!
